We are seeking a Project Manager to join our clients team and oversee the successful delivery of multifamily construction projects. This role involves managing the project lifecycle, coordinating between stakeholders, and ensuring that the project is completed on time, within budget, and to the highest quality standards. The Project Manager will work closely with internal teams, subcontractors, vendors, and clients to ensure the efficient execution of each phase of the project.
Key Responsibilities:
- Project Planning & Coordination:
- Oversee all aspects of the project lifecycle from pre-construction to completion.
- Work with the project team to develop detailed project schedules, budgets, and resource allocation plans.
- Manage project scope, ensuring that all objectives are clearly defined and met.
- Coordinate with architects, engineers, and consultants during the design and planning phase.
Budget & Cost Control:
- Develop, manage, and monitor project budgets to ensure that costs are controlled and projects are delivered within budget.
- Review and approve subcontractor and vendor invoices, change orders, and payments.
- Forecast financials and report on progress to senior management.
Team Management & Communication:
- Lead and supervise project teams, including subcontractors, field personnel, and administrative staff.
- Foster effective communication between project stakeholders, ensuring alignment and timely decision-making.
- Provide regular updates to senior management and clients on project status, risks, and milestones.
Quality Assurance & Safety:
- Ensure all work is performed in compliance with building codes, safety standards, and client specifications.
- Monitor job sites for safety compliance and address any issues in a timely manner.
- Implement and maintain quality control procedures to ensure high-quality construction standards.
Scheduling & Timeline Management:
- Develop and manage the project schedule, tracking progress against milestones and resolving delays.
- Coordinate the sequencing of work to optimize construction productivity and meet deadlines.
- Adjust project schedules as necessary based on unforeseen delays or changes to scope.
Risk Management & Problem-Solving:
- Identify potential project risks and develop mitigation strategies.
- Proactively address and resolve issues that may impact project timelines, budget, or quality.
- Handle client concerns, change orders, and project modifications as necessary.
Client & Stakeholder Relations:
- Build and maintain strong relationships with clients, architects, engineers, subcontractors, and other stakeholders.
- Attend regular project meetings with stakeholders to review progress, address concerns, and ensure alignment with project goals.
Documentation & Reporting:
- Maintain accurate project records, including contracts, change orders, progress reports, and inspections.
- Prepare and submit periodic reports to senior management and clients, outlining project status, progress, and financials.
Education:
- Bachelor's degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
Experience:
- Minimum of 5 years of experience in project management within the multifamily construction industry, specifically with stick-frame projects.
- Experience managing projects with budgets of $10 million or more is preferred.
Skills & Competencies:
- Strong understanding of construction processes, methods, and building codes related to stick-frame multifamily projects.
- Proven ability to manage project schedules, budgets, and subcontractor performance.
- Excellent communication, negotiation, and problem-solving skills.
- Familiarity with project management software (e.g., Procore, Buildertrend, MS Project).
- Strong leadership skills with a focus on team development and collaboration.
- Knowledge of safety regulations and commitment to maintaining a safe work environment.
Certifications (Preferred):
- Project Management Professional (PMP) certification.
- OSHA 30-Hour Construction Safety certification.
- LEED or other sustainable building certification (a plus).
